01Unusually short completion period relative to the norm for this type of auction.
02Seller allocating search costs, or other unusual costs, to the buyer.
03Unclear or missing title plan.
04Leasehold with a short unexpired term or high/escalating ground rent.
05Any special condition transferring an obligation (repair, reinstatement, indemnity) onto the buyer.
06Absence of standard searches with no explanation given.
07Anything unusual involving a neighbouring property - a fire, a boundary dispute, an access right - that isn't obvious from the particulars.
Note — More than one of the above present on the same lot is a reason to slow down, not a reason to assume it will be fine.
